What the Heck???

This morning has not been a good one by any stretch of the imagination.

As soon as DH left for work this morning I walked back into the living room to find that the pellet stove was shutting down yet again. It's been doing that every couple of days lately. When it does this DH has to pull it out away from the wall, take all the pellets out of it and take it apart to clean the top auger. For some reason it is getting a build-up of something on it that prevents it from turning and feeding the pellets down so that they burn. So we started the day with no heat and the record lows for March of 1 degree with wind chills of -20.

Then I picked up the mail on the way to work and there are 2 notices from a debt collection agency that our school taxes from last fall were never paid by our escrow account! So I called our tax collector and she said that for some reason the bank did not pay anyone's taxes last fall (which they've always done before) and that she sent out notices so that we would know they hadn't been paid. I never got the notice. So now we've been turned over to the collection agency which is going to mess up our credit.

My question is...why didn't the bank let us know they were not paying them and why aren't they paying them??? This is how it's worked for 7 years now. It would have been nice to know that they changed things. The money to pay these taxes is included in our monthly payment. Would be nice if it was used for what it's intended for.

I'm very close to changing banks right now.

    We were having the same problem with our pellet stove a couple of weeks ago. It seemed like it was a problem with the auger at first. DH took it all apart to check the motor and everything. Then we got the installer to come out and we found out that some pipes were clogged up really bad.

    Did you have a heavy smoke smell coming back into the house too? It gets worse when the wind is blowing. DH has checked the pipes though and made sure that they're not plugged, but maybe it's somewhere he hasn't looked?

    I only know it's getting really aggravating.

    YES!! We were also getting a lot of unburned pellets....they were smoldering in the ash pan and filled the house with smoke when it shut down. I will check with DH to find out exactly where the clog was. I *think* it was above the burn pot. He didn't even know there was an area there to clean until the service tech came in.

    DH said that on our model (We have a St. Croix Hastings) that there is a grate around the burn pot. He had to remove that grate, and open the flaps/doors on the sides of the burn pot. There are holes on either side...he has to use a long pipe cleaner and brush to get all the way in there.

    I don't like impound accounts in the least. This is VERY common - they simply forget to pay. Who is left holding the bag? You. I see it a lot...

    I pay my escrow and all insurance cash "out of pocket", because I need to know that is is paid. It scares me to "depend" on someone else. We just put back X amount of dollars each month in an ING acct. to cover this kind of thing and the $$$ is there when we need it. Hope things work out for you.

    Hope you get the stove fixed, also give the bank a call. My friend's bank socked all her money into escrow and not the mortgage (strange I know) unfortunately she had to hire an attorney but it was straighten out

    You can have a statement attatched to your credit reports explaining what happened with the account going to collections and how it was the bank's fault and not yours. It may help if you are needing good credit for anything soon.
